My wife and I walked from Kyoto Station to the ryokan with luggage - big rolling suitcases. It wasn't too bad, and took maybe 15 to 20 minutes (we got a little lost). At the end of our stay, we took the bus to the station with our luggage. It was much quicker, of course - only a couple of stops. However, if the bus is crowded, it's difficult to get the luggage on. The main bus stop for the ryokan (Nishi Honganji) is about a minute's walk away. We didn't go to Gion during our stay in Kyoto, so I don't know about that.

The AC unit is actually a split system, so it does heating and cooling. We were travelling in February when it was very cold, and we used the heater function and it was very effective.

The Japanese style rooms also have western style bathrooms. Which is I think, one of the great pluses with this hotel.
